I was going to use Sooty's recommendation too, but we have a few months yet before we get to the actual inspection stage (roof trusses). Having used BHI Firth the first time I had something to compare with and I prefer Archicentre. My friend thought he was pretty good since she recommended him to me after another inspector as well. OK, I'm sticking my head out here, but I'm just giving my impressions, without prejudice. I'm dissapointed because: 1. I expected the inspection to be a hands on affair, with the inspector climbing all over the frame and trusses, with a spirit level and a tape. Instead all he did was a brief visual from the ground. 2. I expected the inspector to pick up all problems himself. Instead I had to point what I thought was wrong. 3. The inspector missed a problem with one of the trusses. 4. The inspector reported untreated timber in the bottom plate of the frame, going just by the colour difference (studs're green, plate's olive green). Had he bothered to check it properly, he would've spotted an H3 treatment stamp on the plate. I found it easily, when told to look for it by the very surprised blokes from the frame/truss company. In my view it's a very poor value for $450 that it cost me! Did Barry come out himself? It's strange that he didn't only did a visual inspection. With me, he had his ladder and all his little bits and pieces and went up on the roof, into the cavity, etc. And I just left him on his own to do the inspection, while I was doing something else outside so I didn't consult with him at all about any problems. He pointed to me 4 further faults to fix, missed by Mr Inspector. I'm really aggro now. I've paid $450 for a superficial inspection that didn't turn up anything I didn't know, and a report that I could knock together myself in 10 minutes. I would ring the office up and just say what you have told us. Having dealt with him a few times I have always found him professional and sure they would like any feedback such as yours. As the OB the buck stops with you so why didn't you discuss any concerns with the subbie. I am in the final stage (athetics) of my OB. The only trades I had the engage were the plumber and sparkie. I followed my councils (Bayswater) inspection requirments and phoned to book but with everyone I was told "we don't do inspections", I recorded all the details of each phone call.
