Lived in Craigieburn for a few years and when we heard of the Carlingford estate we thought it would be a great opportunity to move back and be closer with family & friends. Hopefully they will like what they see. We are building with a private builder and likely to start in November. It is all exciting from here Re: Building in Lalor - Land Settled !! 25May 29, 2009 2:46 pm That level of information simply isnt tolerable! So who is your builder, and what are your plans like?? Re: Building in Lalor - Land Settled !! 29May 30, 2009 9:54 pm Thanks everybody... I went past the land the other day and somebody is already started work on their land. They have just cut the land for the slab. They are on Suncroft steet and there doesn't appear to be much rock. Re: Building in Lalor - Land Settled !! 30May 31, 2009 1:40 pm WOW, that's fantastic news that somebody's already started building. We are still waiting on engineering and council approval.
Can't wait!!! was told by the CSC that our file should be on site in the next 2 weeks. Another thing, we won't be supplied with temporary fencing as it's not a council requirement, not sure if that's a good thing. Re: Building in Lalor - Land Settled !! 31May 31, 2009 1:43 pm The majority of builds in our estate dont have temp fencing either. Some do and Im assuming its at the expense of the owner? Re: Building in Lalor - Land Settled !! 32May 31, 2009 2:01 pm Fencing is an extra cost and I doubt it does anything to prevent theft, so I don't really see any advantage for the property owner. The gates are rarely locked on sites that do have fencing, and being temporary, it's easy to just move the panels anyway. It might deter people from dumping their rubbish, but that's about all.... Re: Building in Lalor - Land Settled !! 33May 31, 2009 4:01 pm In regards to temp fencing in the Carlingford estate, Whittlesea council do not make you put it up BUT I spoke to someone that works for the estate, and they said that homebuilders must have temp fencing once building commences & this is at cost to the owner obviously!! So its funny how council dont mind but the estate do!! I guess in one instance it is safer to have the fencing to reduce theft and not leave everything out in the open. Re: Building in Lalor - Land Settled !! 34May 31, 2009 7:25 pm I'm pretty sure that temporary fencing is mandatory for any buildings works / construction sites. It serves more of a safety barrier than anything else, helps isolate the dangers and hazards of construction sites. When we first signed up with our builder, we were told that temporary fencing was included in our ‘fixed site costs’. When it was time to sign the contracts, I noticed that temporary fencing wasn't included and was advised that it wasn't a council requirement and it will be an additional cost if we wish to have it. Re: Building in Lalor - Land Settled !! 35May 31, 2009 7:49 pm ken007 I'm pretty sure that temporary fencing is mandatory for any buildings works / construction sites. Nope. Depends on the council. It's not compulsory around here and hardly any sites have it. As I already said, I can't see how it deters theft anyway - I'm tiny and I can move a temporary fence panel, complete with concrete block, to squeeze through (stupid developers blocking off streets - aargh!), so a thief would have no trouble at all. It only serves to annoy the crap out of the poor people living on the estate, as the tradies invariably leave the gates open - always across the footpath - and you constantly have to detour into the road when out walking. Speaking from experience here..... Whittlesea council have made it compulsory to have temporary fencing now...we had to have this and pay about $1200 for this... 2nd build here we come in Whittlesea! https://forum.homeone.com.au/viewtopic.php?f=31&t=92617 1st Build - Henley - Cooper in Doreen! Hi all, We are currently just up to lockup stage. Well our portal says lockup complete but our electrical is being done this week, so in theory, fully completed lockup by… 0 492 I'll look into different shower heads and ask the plumber about some engineering and see what he says. Thanks 2 9921 Plumbers 'can be' plumbers, made all the worse by self certification which the building surveyor invariably accepts as proof of compliance! The good thing is that you know know. 3 5083 |
