Browse Forums Building A New House 1 Jul 29, 2009 1:04 pm Hey Guys, after over a year in design we finally took our ideas to an architect and so far this is the 3rd draft, and finally the size has come down to something reasonable, i am looking for all idea's, criticisms and opinions on the plan please; before we press the go button to move on to the planning stage and DA. By the looks of it you are trying to hide the toilet, but you may be able re-configure the ensuite to make it work better (one option would be to widen the toilet recess and put the shower there). - WIR - I assume you didn't want the opening in the middle in line with the ensuite ? You could have a lot more shelf space if done this way. I would also look at mayeb placing the bedroom door opposite the garage door as opposed to being in the entry, so you could then make the entry a feature in itself without worrying about other doors in that space. There would be a few ways where you could get into the bedroom without walking into, or staring at the WIR area. - Maybe you could look at the doors in the laundry/wc area and widen the wc to incorporate a hand basin so you don't have to walk into the laundry to wash your hands. - Maybe look at upstairs to increase the size of Bedroom 2. Bed 3 is a lot larger, and you have plenty of space up there to work with. - Nice size cinema room If you wanted to decrease the size of the home even more, you could probably move the bedroom/bath/bedroom down so Bed 2 sits in the cinema room, and still have a massive cinema room (it would still be about 5 mtrs wide, by almost 6mtr long). As for the outside, I would definately move the shed to the other side if there are no problems with access, etc. You could then use landscaping for a more pleasing view when looking out from the verandah/family room. ALso, have you laid out furniture for your family/meals area yet, just to make sure your window is in the right spot ? Eg my block has an encumbrance which says there must be 3m between house and boundary for 2 storey and 1.2m for single storey. That's different to the council requirments (which say 1.5m either side). Unfortunately encumbrance overrides council. So in your case you have 1037 / 2037. Having said that you may not have an encumbrance. You may find that Bed 2 will need an opaque glass (again depends on council) On a less serious note I'd suggest changing the chute to just above the kitchen sink. How cool would it be to drop things on the person doing the dishes. Love the theatre room size. The only problem I could see is the subwoofer/s would be sitting right over the master bedroom. Don't know if you're into home cinema and listening at good volumes but I could see my wife saying to any late night movie watching. May not be an issue with you. I like the double access to the stairs. It takes up a bit of space but is certainly a nice touch. Nice to see a house with a cinema that's actually a nice size, not a 3x3m room. My only thing to raise that hasn't was in relation to the study. What will you be using the room for? Is it just a place to have the computer or is it being used for actual work and so on? If it's just being used as a place to have the computer, you could lose the top wall and open it up into the rest of the house.
