We chose to flip, as the way the sun is through the day, it was better to have all the bedrooms on that one side, and the garage to cop the brunt of the afternoon sun. They had to resize the garage, then they fumbled around with the entry and study etc which was a pain but we're happy with it now, and have extended the portico out further for more dimension out the front. Hope it looks ok. Also put slimline tank out the back as it would be too snug a fit down the side. We are building in sandstone lakes estate, 5 minutes from Bribie. Funny how we both did a powder room too BTTTB! We will be doing the solar and aircon outside of coral, so lots of things are not included in the plan colour selection at the Gold Coast in a week tomorrow. Can't wait! One in kitchen and one in bathroom if you want, but not 2 colours in kitchen. Still haven't decided on kitchen splash back, thinking glass. Also thinking white gloss cupboards throughout, so maybe to bring a bit of depth back we will need darker bench? Will have to scout through some more threads before our appointment! From what I recall the standard is called white and then to change to any other shade of white or any other colour, that's an upgrade. You should also get a choice of any stone colour. My advice is don't rely on the samples. But we are doing owner supplied LEDs as well as far as the grout goes I think standard is grey on floors and white on walls. We changed the grout in our bathroom and kitchen for the splash back and I think it was about $55 for the bag of grout? Need to decide on what colour driveway.. Pebbles or spray on aswell so it all ties in together. As for grout, I ment between the bricks (mortar). I hope it's a light colour. Grout inside (wet areas) I will have to check, so thankyou! I want small grout lines.. So hopefully they butt the tiles up close to each other. What was electrical like? We are doing elec & colours in the same day down the coast as they're across the road from each other I went to beacon yesterday and checked out some fans and pendants, that's where I got a quote for the lux LEDs. Also some super cute pendants in "early settlers"! We didn't go to Beaumont unfortunately as were supplying out own tiles. Should pop in and check out their range of flooring though! Electrical and colours on the same day will be a big day but it's how most do it we were told. We couldn't swing it that way as we had to do electrical online and had only a handful of times to choose from- and we have an hour drive to the display centre for colours. But I'm glad we did it on different days. I ended up in tears 10 mins in to the colour lol but I'm a bit of a drama queen at the best of times! My advice is do a mock up of your electrical layout. Work out what your must haves are vs nice to have. It can be overwhelming and you don't wanna leave things out as you have to sign off and lock it in on the day. Think about walking through your house day and night and where you might want to have lights/sensors/two way switches/ powerpoints. And remember it's generally a lot cheaper to just put in a double PowerPoint now rather than trying to do it post build, depending on location. Sounds like you qld folk have a much better colour appointment than nsw Woohoo! Yes feels great with only a few small things to bring to their attention. Also with our high ceilings they decided to put cement sheeting above every window instead of bricks so we've asked for a price to upgrade that.. Looks quite unappealing. It was a huge day but got through it! I did so much research and planning before, really helped on the day. Hubby agreed to all my decisions, so great we were on the same page with colours & style. We had 3-4 garage door styles, timber was quite an upgrade, we were happy with it painted the same as the roof for some contrast. And the toilet.. Some say "it's only a toilet" but that was a definite upgrade for us. Along with changing the bulky rang hood, we want a sleek minimalist design. Bet it feels great to have everything chosen, ready to build now! I think we were lucky to get a big block, a lot these days are between 400-600sqm, ours is 780sqm w/ 20m frontage. We really wanted a design that we got side access with and a seperate media room, open plan. Flush joins no extra, think we're back to round joins or whatever standard is, as we might keep brick and not render. We love the colour we chose.. Moon dust. We are "owner supplying" all flooring, and lighting. That way we got what we wanted & got some credits from coral. To change from the basic toilet to the Luna, it was over $200 each, don't have prices yet. Looks nicer thou and so much easier to clean! YAY Just waiting for clipsal & colour variations to come back from coral. We need to give them our tile details (owner supply, coral install wet areas) and a few small things then we should get our start date. I think I have changed my mind on tiles... not 100% on our choice. I asked about paperwork for ducted aircon also as we said we are supplying & installing, but need to do a rough in during build. Heard nothing so far, so I asked today and she is saying too late to raise a variation? Not happy jan, going to make sure its easy for our aircon guys to get in there before handover! Can't wait for this start date! With the current cost of building… 0 4568 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 14634 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
