In 2020, I posted a design and was interested in feedback regarding solar passive principles. Overwhelming feedback wasn't positive. Since then, we've chosen a different architect and feel they've done the best job they could with our NW facing block - I've added a red N on the floor plans to indicate North. Would love to get feedback on the orientation and layout of the home. I thought the idea was to keep non-living spaces to the west? I used an N to indicate North, so currently the garage and most utilities are on the western side. We are doing a KDR so I am able to wander our current 2 story and check directions. North is at the top right of our floor plan - exactly the top right corner of the study - so the bedrooms all face the east, except the master which is closer to the west. Our architect added a balcony and moveable shutters to mitigate the impact of the western sun on the master. I hope I was correct in assuming that will help, otherwise it's a costly addition. When I uploaded plans last year, the garage was in the position of the office, and everyone advised to swap because of the western sun. I jumped back on the forum partly due to my nervousness about building at this time. Trusted local builder has quoted $674k for the previous revision, and we've since made adjustments to reduce cost - things like moving from a cantilever roof in the alfresco to one with a support post. Living on the site in a similar sized house that does poorly to keep us warm in winter and cool in summer is driving the design. Yeah I can use the air con - can't really plant trees - but I've learnt at the very least about the importance of window placement and when it seems appropriate to glaze. Previous owners added 3 large skylights to the 2nd floor of our current property... Imagine the furnace we're living in. I'm pretty green with building, but not so naive that I'm expecting to see a massive price reduction. However, the first facade render had timber look aluminium battens. The builder did a cost breakdown and explained how they are installed if we had them over our garage door... Needless to say we've saved a few $ from that adjustment already. Without a building background, there are cost savings that aren't immediately evident to us.
