Re: Split level 16Mar 24, 2009 3:27 pm Hi Bob, Here is my list of builders ok to build on slope in hornsby shire 1. Tullipan - minimum is 250K 2. Hotondo - Surveyed for free (the are based in Berowra I think) and have a plan 180+SQM around the 200K mark. I think it is the Claremont 3. Allworth - does not build on sloping ground 4. Clarendon - willing to do a split level but too slow to give a quote.. never got back to us on the final quote. 5. AV Jennings - willing to do the survey and give an evaluation. 6. Westminster - able to work on a slightly sloping land 7. Wisdom - willing to do a slope but I don't have the final numbers... 8. EB was willing but did not have a house that can fit the block of land 9. Coral - doesn't like battle axe lands... a nightmare for them. 10. Check getting an architect + builder but estimate is about 30-40% higher than a project builder's cost. anyone here got the land in Northcote or Bridge Road in hornsby? which lands are you guys buildiing at? Re: Split level 17Mar 24, 2009 4:17 pm esm 9. Coral - doesn't like battle axe lands... a nightmare for them. Aha, you have a battleaxe? So you're pretty much stuck with a single level then I suppose (with Hornsby Council)... Re: Split level 19Mar 25, 2009 8:27 am esm i thought the new DCP will allow having a 2-storey house... but for us, we are happy to have a single storey house anyway... what about you.. are you just considering a 2-storey house? Not sure about the new DCP rules, and how they restrict multi storey dwellings. I'm looking at a tri-level - 2 storeys at the rear and one at the front, with the front level being roughly between the rear 2. Re: Split level 20Mar 30, 2009 3:56 pm Finally won an auction and now looking for builders in the upper north shore area. Still with a slope. Looking at several builders: Masterton - free site inspection, very nice people to talk to EB - has 2 homes that will fit the block WH - providence 24 mk2 requires a step down.. and estimating like 30K min addl to their package cost which we think is too much. will be calling allcastle and montgomery homes today as they can provide free inspection too how's the builder search for the others? Move your linen into laundry and access laundry from your present linen space 1 8311 isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17943 they can, it's a fairly standard solution when the slab isn't recessed. the falls need to be in the main floor, if it hasn't been done then you need to ask them to redo… 4 6819 |
