Eg my block has an encumbrance which says there must be 3m between house and boundary for 2 storey and 1.2m for single storey. That's different to the council requirments (which say 1.5m either side). Unfortunately encumbrance overrides council. So in your case you have 1037 / 2037. Having said that you may not have an encumbrance. You may find that Bed 2 will need an opaque glass (again depends on council) On a less serious note I'd suggest changing the chute to just above the kitchen sink. How cool would it be to drop things on the person doing the dishes. Re: [PLAN] 4x Bedroom/2.5x Bath/2x Storey/Cinema 12Jul 29, 2009 9:04 pm Andronicus Does the gap on the right hand side boundary comply with any encumbrance yeah fortunately the house does sit correctly, we have a minimum of 1m for the lower floor to fence and 2m for upper floor to fence, garage it sitting on the fence which is allowed, our shed might be too big (so council might complain) good point about bedroom 2, theres nothing to look at in our area anyway, but it still must comply hehe i like the chute over the sink, doesn't everyone dry their clothes in a 900 oven; isnt that what its for? house has been designed with a 220mm allowance for external walls, in case we end up going with insulated concrete form work, really going to come down to cost; might just use foam cladding instead 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent Endeavour Homes Re: [PLAN] 4x Bedroom/2.5x Bath/2x Storey/Cinema 13Jul 30, 2009 1:29 pm ive dicided on a few things: *make study another .5m longer+cavity sliding door *re-arange the laundy *change ensuite *.5m more verandah/ less spa room *might half the cinema room, to cut back on size 2nd-Fix | Blog Building with Desyn Homes previously with the insolvent Endeavour Homes Re: [PLAN] 4x Bedroom/2.5x Bath/2x Storey/Cinema 14Jul 12, 2010 5:45 pm hello nathan, i own a block of land exactly same size as yours would be very interested in updates on how you are going, cost been quoted etc, i've been refered to tibor from aspecs as well for icf building designs. Re: [PLAN] 4x Bedroom/2.5x Bath/2x Storey/Cinema 15Jul 12, 2010 6:32 pm I would love a cinema the size of yours. Not for films as such, but if you own a Wii or purchasing the new Kinect for the 360, the extra space will come in handy, especially of you have kidlets and parties at home Dear J.K. Love the theatre room size. The only problem I could see is the subwoofer/s would be sitting right over the master bedroom. Don't know if you're into home cinema and listening at good volumes but I could see my wife saying to any late night movie watching. May not be an issue with you. I like the double access to the stairs. It takes up a bit of space but is certainly a nice touch. Nice to see a house with a cinema that's actually a nice size, not a 3x3m room. My only thing to raise that hasn't was in relation to the study. What will you be using the room for? Is it just a place to have the computer or is it being used for actual work and so on? If it's just being used as a place to have the computer, you could lose the top wall and open it up into the rest of the house. It'd open up your sight lines/space through that area, but it might not work for you Land Deposit - 18/12/2009 Became a land Baron - 21/12/2010 Site Start - 27/1/2011 All moved in!! Bathroom renovation will likely include a back-to-corner bath and we’re considering a freestanding tap with hand-held shower such as the picture included.
